St. Regis Chicago had a pretty active 3 months, especially in the middle of the market. There were 6 sales, and 5 of them closed between $2.25 million and $2.47 million.
At the same time, buyers have a lot to choose from right now, particularly if they’re looking for a 3 bedroom. That’s what stands out to me most heading into Q4. Buyers are buying, but they don’t have to rush into the first condo they see.
Where the Sales Happened
The 3 sales at $2.4 million caught my attention because they weren’t the same type of condo. #1903 and #2503 are 4 bedroom, 4.5 bath condos. #2506 is a 3 bedroom, 2.5 bath.
That’s pretty typical of St. Regis. Price, bedroom count and floor only get you so far here. The layout, exposure and view can change the experience quite a bit from one condo to the next.
I’ve now been involved in 7 transactions at St. Regis Chicago, and that’s probably the biggest thing I’ve learned about the building. Condos that look similar online don’t necessarily feel similar when you walk through them.
There’s Plenty to Choose From
There’s a lot of inventory at St. Regis right now, from just under $1 million to nearly $11 million, so talking about the building as one market can be a little misleading.
The busiest part of the inventory is the $2 million range, which is also where most of this quarter’s sales happened. Buyers shopping in that range have enough options to compare floors, views, exposures and layouts rather than choosing based on price alone.
There’s enough inventory to be selective, and the recent closings show buyers are still making decisions when they find the right condo.
Pricing matters, though.
Several of this quarter’s sales were already on the market when I wrote my Q1 St. Regis Chicago market update. #2109 ultimately sold at its $2.25 million asking price. #2708 had been asking $2.86 million and sold for $2.47 million, #2709 had been asking $1.99 million and sold for $1.73 million, and #1903 had been asking $2.599 million and sold for $2.4 million.
That’s probably the takeaway from the quarter. Buyers are there, but they’re paying attention to the number.
The Upper End Is Its Own Conversation
There’s currently a pretty significant gap between the inventory around $3 million and the larger condos starting above $4 million.
Once you get into those larger floor plans and upper floors, I don’t think it makes much sense to compare that buyer with someone shopping for a 3 bedroom in the mid $2 millions. Same address, very different market.
That’s also why I don’t love looking at St. Regis as a single price per square foot market. There are too many differences from one condo to the next.

The Restaurants Matter, Too
One of the things that continues to separate St. Regis from a lot of other luxury buildings in Chicago is what’s happening downstairs.
Miru and Tre Dita are both in the building, and both have become destinations in their own right. There’s a difference between having a restaurant downstairs and having restaurants people are actually making plans to go to.
For an owner, being able to take the elevator down for dinner at Miru or Tre Dita is a pretty great perk. Add the hotel, spa and private residential amenities upstairs, and St. Regis has become much more than just a condo building.

The location is a big part of it, too. St. Regis sits along the Chicago River in Lakeshore East, with the lakefront, Riverwalk and Michigan Avenue all close by.
What I’m Watching Going Into Q4
For me, it’s the 3 bedroom market.
There are a lot of choices in that part of the building right now, and we just had several sales land in roughly the same price range. I want to see which condos move next and whether that activity in the mid $2 millions continues.
St. Regis is also a building where I wouldn’t get too hung up on the listing sheet. There are enough differences between the floor plans, exposures, views and floors that I’d rather compare the actual condos than try to decide which one is the better buy from the numbers.
