Buying at Tribune Tower: What I've Learned After Years Inside the Building

More Than a Landmark

There are plenty of luxury buildings in Chicago. Very few are instantly recognizable to someone who's never lived here.

Tribune Tower is different.

Long before it became home to 162 condominiums, it was one of the city's defining buildings. That history is part of the experience today. You aren't just buying a condo overlooking Michigan Avenue. You're buying into one of Chicago's most important architectural landmarks, and I think that's a distinction that matters.

I've represented buyers and sellers throughout Tribune Tower and have spent more time inside the building than most brokers ever will. One thing I've learned is that people often focus on the obvious things first: the amenities, the finishes and the views. Those are all exceptional, but they're rarely what separates one home from another.

Not Every Floor Plan Lives the Same

One of the things that surprised me most when I first started working in Tribune Tower was how different the homes feel from one another.

There are 55 floor plans in the building, and they don't simply vary in square footage. Some feel intimate despite being large. Others feel much grander than the numbers suggest. Ceiling height, window placement, the relationship between the living spaces and even where the home sits within the original structure all change the experience in ways that are difficult to appreciate online.

That's why I always encourage buyers to spend less time comparing spreadsheets and more time walking through the homes themselves. Two condos with similar square footage can feel completely different.

Luxury Isn't Just About Finishes

Every luxury building has beautiful kitchens and high-end appliances.

Tribune Tower's advantage has always been its architecture.

The Gothic windows, limestone detailing and soaring ceiling heights in many of the homes create something that simply couldn't be recreated today. That's what continues to attract buyers. The finishes can always evolve over time. The architecture is permanent.

What I Tell Buyers

When clients ask me whether Tribune Tower is worth considering, my answer is almost always the same.

Don't buy here because it's famous.

Buy here because you appreciate architecture, history and homes with real character.

If that's what you're looking for, I think Tribune Tower is one of the most compelling buildings in Chicago.
