There were only 2 sales at The Embry over the last 3 months, and I happened to be involved in one of them.
Unit #405 closed at $1.46 million in September. I represented the sellers, and the sale set a new high for a 2-bedroom at The Embry, about $50,000 above the previous record.
The other Q3 sale was #305 at $2.9075 million. With only 2 condos currently for sale at 21 N May, there still isn’t a lot of turnover here. But the resales we are getting are starting to give us a much better picture of the market.
A New 2-Bedroom High at The Embry
I listed #405 in June at $1.55 million. We were under contract a little over 2 weeks later and closed in September at $1.46 million.
There are only 12 2-bedroom condos at The Embry, and I’ve always liked this particular floor plan. #405 has 1,828 square feet, 10-foot ceilings, and a layout that feels larger than the bedroom count might suggest.
Before this sale, the previous high for a 2-bedroom was #506 at $1.425 million. #405 pushed that to $1.46 million.
It’s also another resale comp in a building that simply hasn’t had a ton of turnover yet. The Embry is getting further removed from its original developer sales, and we’re starting to see what buyers are willing to pay when these condos come back to market.

Only 2 Condos Are for Sale
Inventory is pretty simple right now.
There are 2 active listings at The Embry. Unit #501 is asking $3.025 million and #1103 is asking $4.495 million.
That doesn’t give a buyer many options, but that’s fairly normal for a 58-unit building. If you want a certain floor plan, size or exposure at The Embry, you may have to wait for it.
That’s especially true with the 2-bedrooms. There are only 12 of them in the building, so I’ll be interested to see where the next one is priced after #405.

What I’m Watching Next
#305 is worth paying attention to as well. It closed at $2.9075 million, giving us another recent resale at the larger end of the building.
I wouldn’t try to draw some sweeping conclusion from 2 sales. The floor plans at The Embry are too different, and there just aren’t enough transactions for that to be particularly useful.
What I do think is interesting is that the resale history is starting to fill in.
I’ve represented multiple sellers at The Embry, including the record resale of #1401 and now the record 2-bedroom sale of #405. The more time I spend in the building, the more I think you have to look at these condos individually. Floor plan, floor, exposure and outdoor space can change the value quite a bit.

I’m also watching Fulton Bond.
It will bring another high-end condo option to Fulton Market, and I’m curious to see how buyers compare new construction there with a resale at The Embry.
I actually think having another serious luxury condo project nearby is good for the neighborhood. For a long time, buyers looking for this level of condo in the West Loop didn’t have many choices. Now they will.
The 2 buildings will offer very different things, but they’ll be competing for some of the same buyers. That should make the next couple of years in this part of the West Loop interesting to watch.
